Auckland’s waste collection system is undergoing a significant change. The city is moving from the “Pay-as-You-Throw” (PAYT) bin tag model to a rates-funded system. While this shift promises a more streamlined waste collection process, it also brings new responsibilities for landlords, especially in managing tenant interactions and property compliance.

What Does the New System Involve?

Under the new system, waste collection fees will be included in rates rather than requiring tenants to purchase bin tags. As all rates-related costs fall within the landlord’s responsibility, this cost will fall within their rates charges and cannot be passed on to the tenant. This change simplifies the payment process and ensures all households contribute to waste management.

The standard rate for rubbish collection for each household will be $174.44, which is for a standard council rubbish bin size (120L capacity). Landlords can have the option to request different sizes to accommodate the property and needs:

  • Smaller bin (80L capacity) with a lower rate of $145.24
  • Larger bin (240L capacity) with a higher rate of $290.09.

When will the change happen?
Changes across Auckland will take place in stages over the next 18 months. As indicated on the Auckland Council website, the process will be as follows:

Key Considerations for Landlords

  • Open Communication: Inform tenants about changes to the system, including bin sizes, recycling guidelines, and collection schedules. This can reduce disputes and encourage cooperation.
  • Tenancy Agreements: Landlords should review and, if necessary, update tenancy agreements to clarify responsibilities for waste management.

While the new rates-funded bin collection system simplifies some aspects of waste management, it also requires proactive adjustments from landlords and property managers. At Vertigro, we help navigate these changes on behalf of landlords. From tenancy agreements to educating tenants, we handle all the details so landlords can stay compliant and stress-free.
