Found the right property for you?  Great!  Submit your application from the tenancy portal (link below).  You’ll need to supply references (not family or friends ideally) and a rental history as well as completing the application form.

We’ll work on your application and come back to you with any questions if we have any.  We don’t look at your ability to pay unless you become a preferred applicant.  Then, your application will be ready to  pass onto the owner who makes the final decision on new tenants for their property.

When your application is accepted, we’ll call you to tell you the good news and explain your tenancy agreement – a verbal acceptance is legally binding, so it’s important that you are genuinely keen to accept the offer on this call. We’ll provide the paperwork so you understand what you’re signing before you move in.

Residential Tenancy Agreements

There are two types of residential tenancy agreements:

Periodic Tenancy, which is an agreement for an indefinite period until it is lawfully terminated by either party or by the residential tenancies tribunal.

Fixed-Term Tenancy, in which a specific time period is agreed upon at the beginning of the tenancy (usually twelve months). The duration of the tenancy is guaranteed for you, but you are also legally responsible for the rent until the end of the tenancy.

Both types of tenancies begin with the bond payment (4 weeks rent) and the first week’s rent up front. From there, you can set up an ongoing automatic payment for your rent.

When you’re all set to move in to your new home, we can hand over the keys. On the day (or the day before) your tenancy begins, we will meet you at the property to give you the keys and run you through how everything to do with the property works. We will also provide you with a comprehensive move in report for you to check and confirm.

Support and maintenance

You’re renting with us, you’re a valued client. Sometimes things break or just wear out. If your home needs attention, please submit a maintenance request and we’ll organise repairs smartly. We have our great team of trusted tradespeople for all maintenance issues, and we follow up on all legal tenancy obligations and tenant feedback. If the issue is urgent or causing damage, call us right away. We have an after-hours service (020 4092 2905) for emergencies.

Inspections

At the beginning of the tenancy you will receive a copy of the Property Condition Report. This records the condition of the property and any contents prior to your arrival. We will touch base with you within one month after you move in, and then complete regular inspections of your property every three to four months. We will give you at least a 48 hours notice before any inspection.
